How does it work?

These comprehensive surveys by ecologists use the Statutory Biodiversity Metric to assess the existing biodiversity habitat value of a development site pre-development, also known as its ‘Baseline Value’.

The post-development habitat creation and enhancement proposals are inputted into the same Statutory Metric to assess whether the development has achieved the required Biodiversity Net Gain or if there is a unit deficit.

Developers must try to avoid loss of habitat and deliver as much on-site BNG as possible. When this is not achievable, they will need to contribute towards habitat creation and landscape recovery by purchasing off-site biodiversity units. As a last resort, they can purchase statutory credits.

By offsetting their BNG requirements, developers can offer a much broader landscape recovery. Once their final on-site habitat creation abilities are known, they can come to us to finalise their off-site biodiversity unit requirements and purchase off-site units. Our expert team will offer guidance and support tailored to your specific needs.

This plan plays a crucial role and will form part of a Section 106 Agreement, ensuring developers formally document their strategy through which biodiversity gains may be calculated, demonstrated and verified. This can be submitted either as part of the planning application or after its submission.

Land delivering BNG off-site will need to be formally registered on the Biodiversity Gain Site Register, showing an up-to-date record of biodiversity gains across the country - where, what and how habitats are being enhanced.
